Medini land has already been developed, so it will be very expensive to bring the HSR in Medini.

I have to say that Medini would be the ideal place given the higher densities.

The rational of building the HSR in Gerbang Nusajaya is because is a greenfield land which can be masterplan based on HSR alignment.

Furthermore, Gerbang Nusajaya has the existing KTM track than runs across JB City, Pasir Gudang, Senai. Thus, the authorities are thinking of upgrading the KTM track to a commuter service (similar to KL) and ultimately link it to HSR station.

There are no concrete plans yet about the upgrading of KTM track, they are just planning ahead.

An interesting snapshot, although one glaring inaccuracy that unfortunately anyone reading will notice and that is "world class golf course".........

The club house is nothing short of an eye sore that completely destroys all of the good work that Mulpha is doing, it really is a shambles and should be given a health and safety notice and torn down The course itself is not bad but very far from reaching "world class".

We hope to move this year to Bayou Creek (if we eve get a hand over date!) but one place I will not take visitors to see and that is the golf course.....just my opinion but I am sure hard not to agree with :smile:

The clubhouse and golf course not managed by leisure farm. They are in the process of getting court order to wrestle back ownership of golf course from current owners. It's an eyesore and LF is aware of it. They have plans to turn the golf clubhouse into a integrated clubhouse for LF residents to use once they get back ownership of the golf course.

Yeah I heard that there was some wrangling going on and that LF won a court case but the owner had counter claimed or something.....anyway the sooner that building is demolished the better.

2. say, is the appreciation of 24 to 120, in 15 years, considered, 'good" ?

3. Is the Abandoned Bungalow, next to Casa Norma, still abandoned ?

..shall we have to wait, say for another 15 years', in order to really enjoy the place ?

Once the handover of bayou creek phase 1 is completed LF will become more livier.
In the predinct I am staying I can count at least 10 more villas in the process of being built.

I heard that my place is still waiting for handover with authorities and then 2-3 months to install cabinets / kitchen etc...so with reno we need to do I don't see me moving this year...

Yes, I have been going almost every month for the last 6 months to document progress and take measurements as the architect plans are not that accurate compared to the actual dimensions. The LF sales guy (Akmal) is very helpful to take me there and let me in as and when I need to.

yes i agree akmal is one of the best and dedicated LF sales person. His follow up very very good. He keep to his word everytime he promised something to done. He will even travel to singapore to help do up the documents if you are too busy to go down. Not only that he keep you updated of any new developments. Not hit and run type.
Did LF short changed on the actual dimension vs architect plan?

Yep, couldn't agree more with what you say about Akmal, he certainly goes above and beyond the call of the job to satisfy the buyers / owners.

Well its not wildly out, but I will not be buying furniture or remodelling the house using just the plans. It does make me wonder what they were using when they built the house. Talking to a tradesman recently he said its normal and no one puts any faith in the plans!!
Will have to have a read of the SPA to see what kind of tolerance is allowed before you can consider if the developer is short changing. I am not really worried but would suggest anyone doing any work gets the tape measure out themselves before putting too much faith in the dimensions on the plans.
