I read the article as well and it does not say anywhere that the offered price will be 'less than 1000 psf'. The exact words are 'will be offered to them at prices equivalent to about RM 1000 psf'. The 'them' being 'directors and business associates of companies related to billionaire Robert Kuok'.

So, it is too early to assume that they will offer it at the same prices to the general public. Ya, I agree, prices moved up very fast and given the current poor sentiments a correction is highly likely. However, I have a hard time believing that the rest of the developers will panic based on this press release and start cutting prices.

The article is vague. It is not clear whether RM 1000 psf is starting or average price for these 'directors and business associates'. They bought land at RM 334 psf. If I am not mistaken, plot ratio is around 5 in puteri harbour. That means the land cost is around RM 65 psf. Construction cost for luxury high rise is around RM 300-400 psf. Including marketing, clearances, I would estimate their cost to be around RM 500 psf. At RM 1000 psf, they hit break even at 50% sales. What can stop them from jacking up the prices for general buyers, after they have sold a good chunk to 'directors and business associates'? They don't care if the sales are slow.

Anyone who is looking to invest in Iskandar area ( I mean Nusajaya esp ) had better hold on longer, say 10-20 years to bear fruits. Gone are the days of price doubling upon TOP

If Shangri La hotel is built within the same complex, I do not think RM1000 is expensive.
KL has the same concept. UBN Tower is built adjoining to Shangri La. And even with KLCC condos and all the ones around the area, UBN tower offer exceptional high rental occupancy.

If there is many grade A office occupied by top tier MNC/Banks/financial institution. it will thrive.
It will not thrive merely because of condo completion which most of the buyers are investors.

Better not have any casinos if not the social impact will be great. Just look at the type of rubbish Singapore is generating and the whole place just stinks after the casinos were completed. When Iskandar is thriving, Singapore is in a state of dismay and degeneration. Even if the Malaysia govt did nothing, Iskandar will thrive, because water finds it own level

If I were a foreign firm, I would choose Iskandar anytime for RM 1000 ( S$400 ) rental instead of overpriced Singapore @ S$3000 and still got to squeeze in MRTs with Chinamen & blanglas workers

My personal view, I find built quality of Danga Country similar to Suasana JB (3 star hotel like) and R&F slightly better but still very much HDB style, boxy and standard. Nothing special and built quality and material similar to Suasana. I still like Waves and lets see what Robert Kuok design is like; if really 1000 psf. for condos with sea view; its a bargain.

OMG! if Somerset Puteri Harbour will be completed later than March 2015, the developer has to pay "project delay completion" to the unit's owner. It will be quite sum of money to all owners (168 units). The longer the delay, the higher the penalty
