JPO opening postponed to Dec 2 from 11.11.11

JOHOR BARU: The Johor Premium Outlets, initially touted to open on 11.11.11, will now start operations on Dec 2.

The upscale outlet will feature more than 80 designer and branded stores offering factory prices with daily discounts of between 25% and 65%.

It is expected to be officially launched by Prime Minister Datuk Seri Najib Tun Razak on Dec 11.

State Tourism and Domestic Trade committee chairman Hoo Seong Chang said he was surprised by the change as everything seemed to be geared towards the Nov 11 date.

“Anyway, they may have their reasons as the Prime Minister will be overseas in November.

“I hope to find out when I meet them,” he said, adding that the state government was upbeat about the huge tourism potential of JPO.

Hoo revealed that tourist arrivals into the state had increased by more than 480,000 in the first six months of this year compared with the same period last year.

“So far, we have had about 8.3 million tourists with Singaporeans constituting about 70%,” Hoo said.

Among the designer brands that have confirmed their presence at JPO are Adidas, Armani, Brooks Brothers, Burberry, Canali, Coach, Esprit, Ermenegildo Zegna, Gap, Guess, Michael Kors and Nike.

Insecticides and other nasty stuff only address the bug probloem in the short term.

There is in fact another but radical way to rid oneself of such pests in the longer term. The method is to first stop killing them. The more you kill them, more will return and literally bug you in the future. Just tell them you are staying here and their presence is not welcomed. Yes! talk to them. Give them time to pack up. sometimes it will take a few hours for that to happen, sometimes, it will be a few days. but their numbers will definitely be reduced over time if you start ignoring them and stop killing them. I used to be very bothered by lizards, small bugs and of course ants. I have tried all sorts of ways and means to rid them..poison, traps etc..but each time you thought you got rid of them, more came. I've learnt not to kill them and somehow they appreciate it and their numbers start dwindling on its own..

try it...you may be amazed like i was...

If you trace back many pages earlier, there is one bro also selling his NI house too. Same type as yours, 40 by 80 with basement. Initially, he posted here but later on he found agent who would representing him. He did mention that many buyers were interested.

I cant recall his ID. But you can try to search I believe.

BTW, just FYI, he was selling 700K+, so you have a strong competitor because both of you are selling same type of house at the same place.

I am selling my Semi-D at Nusa Idaman. It's a 2.5 story. (with basement, 40 X 80) Fantastic layout but I am selling this house because I am in need of money for studies for my children. It's in the heliconia precinct. IIRC, there are only 20 of such units. Just behind Horizon Hills. The unit is facing the lush greenery and there quite a vast amount of land to utilize although it's not a corner unit. There is also lifetime membership to Horizon Hills facilities. That's just one of the perks I can rmb off hand. From what I know, Units in heliconia are fully sold. If you're interested, please drop me a msg. I am not able to upload pictures yet as I am yet to go down to take this weekend.

Hi Bro, when I was in Thailand, I was bitten so many times by different types of insects. My friend there said the insects loved me because I took showers twice a day and was too clean. So later on, I tried to be less clean. They did not bite me any more.

For my baby, I used some sort of anti-mosquitoes and anti-insects stickers bought from kiddy palace (quite expensive). They worked pretty well for both my mom and wife.

am sitting now in the clubhouse replying to this thread. I learnt that once we move out of highrise into low rise dwellings, we're plenty welcomed with much irritating insects. I am still in the process of getting use to this though i swear i'd rid off every single one of them under my roof lest they start helping me pay my mortgage! :biggrin: In the meantime, I found this in tescos: a pleasant smelling anti-mosquitoes effervescent. tried it in various conformations, putting it in the room is pretty useless. Place it close to your body about 2 of it and it seems to ward off those buggers.

i think a fellow forummer mentioned about cloves. I've placed them in strategic areas and have not seen any cockroach infestation. Saw a dead cockroach in the 'lanai' right outside my door i try not to think the cloves are that powerful!! :biggrin: though they seem to have no effect on ants. For ants, fellow neighbor and board user recommended anti-ant solution can't remember the name but it worked wonders. every other day I see the carcasses pile up until today. I think the whole colony is wiped out. once the mosquitoes, drosphilas and whatever flying insects are gone, I have to deal with the lizards next. grrr. They are way to shitty, literally!!

Hi Bro, I wish I had met the pretty polite girls you mentioned while I was applying for loan. Then I could smile even if I was not approved the loan amount I wanted (at least I could see some guilty faces and comforting hugs from the girls). Hi Kaeel, I think because your unit is still underconstruction, most agents will not be interested to entertain. One of the reasons is because a potential purchaser has to fork out a higher cash amount due to valuation being lower for undercon projects, banks have to take into consideration risk factor. Also, there is more paperwork and approval from developer side because you've not gotten the keys, so a transfer of name, you need a lawyer to do a transfer agreement.

It can be done, but certainly takes more effort.

If you're not urgently trying to sell, I advice you to hold until you've gotten the keys, that is when the price will be closer to the valuation. For now, if you need cash urgently, I can honestly say 980K is a little difficult because precinct 8 semi dees facing lake are selling at 880K (last I checked), though built up is smaller, precinct 8 is the so called premium precinct in NI, like The Hills in HH. Correct me if I am wrong.

My suggestion for Kaeel is for him to take up a personal loan, maybe 'Fund Transfer' offer from bank as the interest is lower, or whatever other loans you can get as long as it's not from loan shark :wink: Take your time to sell your Semi-d at the best price. The extra from the higher selling price will definitely cover your interest plus tens of thousands more as profit.

Hi Investor agree with you that Kaeel bro should hold on to it. at least till he gets his keys in 2012 when most of the catalyst projects are completed. I think by that time, selling at 1 million is no problem.

To be honest, I was tempted by the 7XX XXX price he quoted.

Another suggestion is to refinance to get cash once there is a fair enough valuation by bank, in this way you get to keep your property, but of course you will be gearing more, so the risk is higher.
