By the way, saw the condo launch they had for HH. Its a bit expensive and i would think small but seems there are still lots of folks keen to have a look.

Was really crowded on Sunday when i was there but i thought it would be no longer possible for foreigners to buy, maybe HH pushed back the 500k limit or something? Quite nice though the condos, called Fairway Suites, as the name implies has a pretty nice and commanding view of the golf. Very breezy too.

Yes, agree with you on that. This thread provides useful information for those who wished to seek a move or buy a property across the causeway. I always check this thread for updates or news that i can use regarding living in Malaysia, property issues, etc etc.

For those who have doubts about this thread, it is all about the freedom of choice, I like it, i come in. If i don't like it, i stay away. I guess all of us had practiced due diligence when it comes to making our own decision. I read about all the negative news about Malaysia everyday in the papers but that hasn't deter me from staying here for the past 3 years. There are obvious pros and cons in every country we chose to settle, it all depends on your priority in life and what place your priority on. For me, i prefer the space, freedom and higher quality of life in Malaysia as compared to SG. Yes, higher crimes, dirtier streets, mad traffic jams (KL) etc in Malaysia but i guess i can live with it. Crimes? It happens even in SG, In Malaysia, take the necessary precaution and stay alert. Dirtier streets? If i really cannot take it, i would had stay put in SG. Traffic jams? Its ok, i schedule my time accordingly and also plan my journey and avoid certain bottlenecks. It really is that simple!

Its located further behind but their views will not really be looking into the other way but towards the golf course. Each is about 300k though. Lowest is about 280+ k but as i said, i am not sure if the developer has pushed back the 500k restriction.

I recd an sms fm Setia Tropika. They are also launching a new condo "Sky Gardens Condo". However developer told me the project cater more to the locals as most of the prices are below RM500K except for the Studio apt which cost between 700K to 800K. So I dont know whether HH developer able to "push" back those prices...:o

need help to decide if it is wise to add MRTA to my current loan with my banks. Please verify and decipher information from this thread and what bankers from HSBC and OCBC had said. They claimed that MRTA can be added to the current home loan, however it is different from Singapore HSA as for a 5rm flat I need only to pay 900+ SGD but for a freehold landed property I get to choose to pay for an insurance coverage of 50% or 90%. In other words if the property cost 746k RM I must pay insurance co. 373kRM or all of it???
Fire insurance is a must if MRTA work like that. Abit siao leh.
Also I was disappointed that they mention that for a foreigners at most is only 80% and a loan tenure of only 20years.
Abit shiong for me as monthly commitment is more then 2k SGD for a Semi D. But I think is better as my friends are paying more then 6k SGD for a 1.6mil SGD terrace house in Singapore.

btw for Shell there is V-Power racing at 2.8rm and V-Power 97 at 2.1rm. Any issue?
ps as I purchase the property from sub sale. I had to pay twice for stamp duty. 1 to the lawyer and another to the bank? How many stamp duty are they???

Ok, just came out of a meeting, wanted to sleep but luckily i saw this. Ok, for bank loan, it is ok to choose to go with banks who don't have MRTA. Some banks will still allow you to take loans without MRTA. Also, do not let them add stamp duty and legal fees direct into your loan. Just pay upfront. There are state stamp duty and bank related stamp duty and legal fees. Banks who say they waive these off normally gives you a higher interest rate to cover it so you may end up paying more.

Actually it wasn't like that before, recently they just got a bit uppity these days especially with banks like UOB, i even spoke with someone learned who is working at UOB and she classed hereself as a "banker" (actually secretary).

Some may be true i guess, but you know what they said to me, despite having higher than average bank loan interest rate, they are still not short on customers as they have customer loyalty through the years. From the picture painted, there are basically lots rich people who don't give a damn on their interest rates. Weird huh??

So back to the point about interest rates, i know of quite a few who got 85% at 30 years so ignore the rubbish you hear. Depending on the profile, they normally will only give up to 80% and its still 30 years though??

Yes, a friend is thinking of getting a condo in SG which is costing her nearly 1.3 million SGD. Her monthly loan over 20 years i think is like nearly 6k SGD.

No issue with the fuel you stated, foreigners can pump these but the 20litre rule applies to Ron 97 and below(now Ron 95 is no longer allowed) I normally go for Vpower so that no one bothers me with any stupid 20 litre rule. Also, if you own a MY registered car, there is no such issue with pumping Ron 95. :smile:

The stamp duty for the lawyer is most likely the state's one and the one for the bank is their own to basically "legalise" their loan agreement with you.

I went to check out 2 weeks ago. Yes, the apartments are cater mostly to locals because of it's price, except for penhouse which would be easily over 600k, this one foreigners are eligible to buy. Its size is 3 times the area of their 2 bedrooms apartments. And only 2 units is available.

Even though no floor plan came out and prices not announced, people are already paying a deposit to queing up to be the priority owner. So I guess no chance of getting it unless someone couldn't get a bank loan.

Search me for I do not know. Setia has an advantage of selling to their Singaporean customers from their Singapore office. And also packaging their product in such a way that would appeal to Singaporeans. I decided to buy from them because of their fully refundable deposits, their loan structure and the ease of loan application from the banks in Malaysia. (Its quite difficult to apply for loan especially if you are self employed and wants to pay as little income tax as possible). That everything is sign and done in their office. I didnt even have to step into the banks myself.

This is a bit high, what kind of property are you going for? From developer or from agent? I think you should check with other banks as it looks high.

Agreed. However it is a semi D facing the golf course.
Other unsold properties from developer in terms of cost it is undervalue. In terms of fengshui. Not very ideal. As 3 storey Semi D is only 750k RM but the previous bumi divorce the wife b4 moving in. The other 1mil semi d 2 storey has a lamp post shaqi towards the house. Too ex.

2 other cluster corner terrace facing the mountain and not as backing so not nice.

The current one also face the mountain however the living room and master faces a flat ground aka golf. Told by fengshui as long as we don't access the main door the facing of the house is backed by the mountain.

The other one at golf is facing uncut forest only one standing no neighbors. I assume once we move in we might have to bear the dust and construction as neighbors housing not yet erected no view as blocked by trees supposedly meant to be cut.

PS please enlighten me on the fees being to high as the stamp duty part of the legal services part?? Care to highlight which part can be more competitive?

pps it is from an agent aka subsale. Developer leftovers are above.

Oh i see, if you are looking to move in pretty soon, then the Golf one will not be suitable as they will built semi-ds around it so it will have some noise and dust. Ok how many banks has your agent brought you to so far? Always shop around, the lawyer side can squeeze a bit as even though they are not supposed to, with so much competition, most will still give.

The other thing is to have a separate lawyer handle your part as if anything bad happens, the lawyer will claim to be neutral and things could get messy. If you can afford it, i would suggest having a separate lawyer else just make sure everything is in black and white for important items.

noted. but without highlights on those we can squeeze. Quite hard to demand proper quote. Already paid the deposit. Now waiting for the sale of my current house to be dated. Hopefully can spend xmas there facing the golf and lighting fireworks.

Lawyer part I'll check with agent and bank. Agent from banks keen to deal with lawyer issue as I believe he is paid commission will squeeze more info from both side to be enlighten.

For my case, everything is paid for and done by developer's lawyer. I paid nothing but the deposits. Thats all.

I just done my house reno in KL and it seems a bit on the high side to me. however i m not too sure what kinda design ,tiles etc that you are using....Anyway, what i did was to get 3 contractor to quote my place and for the same spec, the variance in price is pretty huge!!! as much as 30-100% among the contractors!

Hello everyone and apologies for being away this long.

Was travelling on a self imposed break and believe me i am more tired now after the break than before.

REgarding my quote below .... Wuqi i think he may wanna move older furniture to JB and buy newer ones for his spore home.

In addition for a newbie its not that easy to get hold of furniture in jb. So many questions run through ones mind such as the quality and price (given that price in MY is cheaper than SG)

Worse still if the guy resides in spore then its even harder to synchronise delivery dates. Those were some of the reasons i moved some of my furniture from SG to JB



Yes there is, for electronics, not for furniture as far as i am aware. Then again, if you are in expensive SG, why would you need/want to move furniture to MY unless for sentimental reasons/values? The average home furniture there are much cheaper and even if you want modern/high end or teak/red wood furniture, its cheaper there too.
